Maintenance Plans & Service Contracts

OVERVIEW

Fewer Breakdowns, No Missed Deadlines

Most no-heat calls start as small problems that a pre-season service would have caught: a dirty burner, a sticking low-water cutoff, a failing vent. A maintenance plan puts your boiler on our schedule before the heat season instead of on the emergency board in January.

For buildings, the bigger risk is paperwork. The DOB boiler inspection, the DEP backflow test, and Local Law 152 gas piping inspections all run on their own cycles. On a plan, we track those dates for you and handle the work and filings when they come due.

Every Plan Includes

  • Scheduled service before the October 1 heat season
  • Combustion and carbon monoxide safety testing
  • Safety controls checked: low-water cutoff, relief valve, limits
  • Priority scheduling ahead of non-plan calls
  • A written service report after every visit
  • Repairs found during a visit are quoted before any work starts.

COMPLIANCE

The Deadlines We Keep Track Of

NYC buildings answer to several agencies on different schedules. Building and commercial plans put all of them on one calendar.

Booked ahead Each date goes on our schedule well before it's due, so nothing lands on the violation list.

Filings handled We coordinate the inspections, file the results, and send you copies for your records.

Ask what your building needs

On the Calendar

  • Pre-season boiler service. Every year, before October 1.
  • DOB boiler inspection. Annual, for buildings that require it.
  • DEP backflow test. Annual test and filing for each backflow device.
  • LL152 gas piping inspection. Every four years, by community district.

FAQ

Maintenance Plan Questions

What owners and managers ask before signing up.

A maintenance plan covers scheduled visits for a home or building on a set package. A service contract is a custom agreement, usually for commercial properties, with a scope, schedule, and response terms written for that building.

Once a year, before the heat season starts on October 1. Larger buildings and steam systems benefit from a second visit in mid-winter, when the system is working hardest.

Plans cover the scheduled service, testing, and reporting. If a visit finds a repair, we quote it before any work starts, and plan customers get priority scheduling for it.

We coordinate the inspection for buildings that require it, prepare the boiler, handle the filing, and correct any defects the inspection finds.

Yes. Managers and boards can cover a whole portfolio under one agreement, with a separate schedule and service log for each building.
