Boiler Tune-Up & Startup
Gas boiler tune-up for a one- or two-family home from $495. Oil, larger steam systems, and multi-boiler buildings are quoted.
Catch It in the Fall, Not in January
Most no-heat calls in January start as small problems a pre-season visit would have caught: a dirty burner, a sticking low-water cutoff, a failing vent. Our tune-up and startup cleans the boiler, tests it, and fixes the small things before you need the heat.
It isn't the annual DOB boiler inspection. The DOB inspection is a compliance check that only buildings with 6 or more apartments, mixed-use, and commercial buildings need. The tune-up is maintenance, and we recommend it for every boiler, including homes and small buildings the DOB doesn't require inspecting.
Every Tune-Up Includes
- Burner and boiler cleaning
- Low-water cutoff, relief valve, and limit checks
- Startup, with the flame checked and the boiler running before we leave
- A written service report
- Repairs found during the visit are quoted before any work starts.
What a Tune-Up Costs
One price for the most common job, and a quote for everything else.
From $495: a gas boiler in a one- or two-family home, cleaned, tested, and started up.
Quoted: oil boilers, larger steam systems, and buildings with more than one boiler, once we know the equipment.
On a maintenance plan, the tune-up is included every year, along with priority scheduling during the heat season.

- Tune-up. Maintenance. Cleans, tests, and fixes small problems. Recommended for every boiler.
- DOB inspection. Compliance. Checks the boiler and boiler room against code. Required every year for buildings with 6 or more apartments, mixed-use, and commercial buildings.
- Buildings that need both. We do the tune-up first and the DOB inspection right after.

No. The DOB inspection is a compliance check required every year for buildings with 6 or more apartments, mixed-use, and commercial buildings. The inspector checks the boiler and boiler room against code and writes up defects, but doesn't clean or repair anything. A tune-up is maintenance: we clean the boiler, check the safety controls, start it up, and fix small problems. Buildings that need the DOB inspection benefit from both.
Every year before the heat season starts on October 1. Booking in late summer or early fall leaves time to fix anything we find before you need the heat.
Yes. Most of what a tune-up finds doesn't show yet: a dirty burner, a sticking low-water cutoff, a leaking relief valve. Catching it in the fall costs less than an emergency call in January.
Yes. Every maintenance plan includes the yearly tune-up, plus priority scheduling during the heat season. If you want the tune-up every year, a plan is the simpler option.
