DOB & DEP Violation Removal in NYC
Open Violations, Closed Out
A violation stays on your building's record until the city accepts proof that the condition was fixed. Paying the penalty alone doesn't close it. Open violations show up on title searches, can hold up new permits, and get flagged by lenders and buyers.
We handle the violations that come from plumbing, gas piping, and boilers: work done without a permit, missed Local Law 152 and boiler inspection filings, defects that were never corrected, and unfiled DEP backflow tests. We look up what's open, fix the condition, and file the paperwork that clears it.
Some violations are old. A previous owner's unpermitted bathroom or a gas line someone ran years ago can still be open on the record. We find out what the violation actually covers before we quote the work, so you're not paying to fix the wrong thing.
We Handle
- Looking up every open violation on the building
- Correcting the plumbing, gas, or boiler condition
- Permits and DOB sign-off where the fix needs them
- Certificates of correction and the supporting proof
- Copies of every filing for your records
- Have the summons or violation number handy when you call. It's the fastest way for us to see what's open.
Violations We Correct & Close
Most plumbing and gas violations on NYC buildings fall into a few groups. Each one closes a little differently.
DOB and ECB violations: issued by the Department of Buildings. ECB summons are heard at OATH. Either way, the condition has to be corrected and a certificate of correction accepted by DOB.
DEP violations: issued for backflow devices that were never installed or never tested. They clear once the device is in and the test is filed.
If a summons has a hearing date, the correction and our paperwork are what you or your representative bring to OATH. Fixing the condition before the hearing gives you the most options.

Violation Removal Questions
What owners ask about clearing plumbing, gas, and boiler violations in NYC.
No. Paying the penalty settles the fine, but the violation stays open until the condition is corrected and DOB accepts a certificate of correction. For Local Law 152 violations, DOB requires both: the penalty paid and the inspection certification filed.
Both come from the Department of Buildings. A DOB violation is a notice that a condition doesn't comply and has to be corrected. An ECB violation is a summons with a civil penalty, heard at OATH. Many conditions get both, and each one has to be cleared on its own.
You can search the address in DOB's Building Information System and DOB NOW, and look up DEP and OATH summons online. Or send us the address and we'll pull everything that's open and tell you which ones are plumbing, gas, or boiler related.
They often do. Open violations show up on title and municipal searches, and buyers and lenders usually want them cleared or escrowed before closing. Violations for work without a permit can also hold up new DOB permits on the building.
The work has to be legalized. We file a permit for it, bring it up to code where it isn't, get the DOB inspection and sign-off, and then file the certificate of correction. If the work needs plans, we work alongside your architect or engineer.
Yes. Violations stay with the building, not the owner, so an old one is still yours to clear. We find out what the original condition was, check whether it's still there, and correct and certify it.
No. We clear violations for plumbing, gas piping, boilers, water heaters, and backflow devices. For elevator, facade, construction, or electrical violations you'll need the contractor for that trade.
