The Short Answer
- 01Typical NYC ranges in 2026: $2,500 – $4,500 for a 40 – 50 gallon gas tank, $5,000 – $8,500 for a tankless heater, and $8,000 – $30,000 for commercial and multifamily heaters, installed, based on our jobs.
- 02Permit: replacing a gas water heater in NYC is filed with the Department of Buildings and inspected. The price above includes it.
- 03Tankless costs more to install because many NYC homes need a larger gas line and new venting for it.
- 04Tank heaters typically last 10 – 15 years; tankless heaters can last more than 20 (U.S. Department of Energy).
- 05Heaters over 350,000 BTU need the annual DOB boiler inspection like a boiler does.

Permits and Inspections
Replacing a gas water heater in New York City is permitted work filed with the Department of Buildings and done by a licensed master plumber. We file the permit and see the job through inspection.
Larger heaters, over 350,000 BTU, are treated like boilers and need the annual DOB boiler inspection.
04
When to Replace
- Water is leaking from the tank itself, not from a fitting.
- The heater is past 10 years old and needs a repair.
- Hot water runs out faster than it used to, or comes out rusty.
- The burner won't stay lit and the parts have already been replaced.
If the tank is leaking, shut the cold-water valve on top of the heater and turn the gas valve to off. If you smell gas, leave the building and call 911 or your gas utility from outside.

Typical 2026 ranges on our jobs are $2,500 – $4,500 for a 40 – 50 gallon gas tank and $5,000 – $8,500 for a tankless heater, installed with the permit. Commercial and multifamily heaters run $8,000 – $30,000.
Do I need a permit to replace a water heater in NYC?
